KYZEN opens new Southeast Asia HQ and plant in Bayan Lepas

KYZEN, the US maker of cleaning chemicals for electronics manufacturing, has opened a new Southeast Asia headquarters and production plant in Penang at Plot 88-C, Lintang Bayan Lepas, in Phase 4 of the Bayan Lepas Free Industrial Zone. Its press release, posted on 5 October 2026, says the plant will raise production capacity, speed up deliveries and give its technical team more room to receive customers. KYZEN did not give the plant's size, the amount invested or the number of jobs.

Where it is

  • Address: Plot 88-C, Lintang Bayan Lepas, Bayan Lepas Industrial Park Phase 4, 11900 Bayan Lepas, as given on KYZEN's Google Maps listing (map) and in the record of the sale
  • Title: Lot 12170, Mukim 12, Barat Daya district, a state leasehold (PN 4018) that runs to 22 January 2062, about 35 years from now. Penang land records show KYZEN Sdn Bhd as the registered owner
  • Land: 10,341 sq m, about 111,300 sq ft or 2.56 acres, in a Penang Development Corporation (PDC) industrial scheme
  • Building: three storeys above ground, with 3,684 sq m (about 39,650 sq ft) of main floor area recorded at the sale. KYZEN says it converted the building for its own use while moving in

What KYZEN paid

Transaction records show KYZEN Sdn Bhd bought the property on 29 July 2025 for RM30.5 million. That is about RM274 psf of land, or RM769 psf of the recorded floor area.

For comparison, NAPIC's free Open Sales Data has recorded, so far, four detached factories on PDC leasehold land in Mukim 12 sold in 2022–2024, at RM236 to RM303 psf of land:

  • Lintang Bayan Lepas, November 2023: RM20.9 million for about 88,500 sq ft of land, RM236 psf
  • Jalan Hilir Sungai Keluang 3, December 2022: RM25.5 million for about 90,000 sq ft, RM283 psf
  • Phase 4, May 2024: RM19 million for about 66,100 sq ft, RM288 psf
  • Solok Bayan Lepas, March 2024: RM53 million for about 174,700 sq ft, RM303 psf

The free data has no 2025 factory sale in the area yet. In July 2026 Hektar REIT completed a RM30 million purchase of a tenanted factory in Phase 4, about RM364 psf of land (our report).

From Plot 47 to Plot 88-C

  • First plant: KYZEN Sdn Bhd was incorporated in December 2008, and a 2011 trade report says KYZEN opened its first Penang plant during the global recession
  • 2011 move: in February 2011 KYZEN moved its Asia headquarters to a larger plant in Phase 4 of the Bayan Lepas industrial estate, next to Penang airport, which it said tripled its capacity for manufacturing and applications work
  • Until now: the address KYZEN Sdn Bhd gave on the Plot 88-C title is Plot 47, Hilir Sungai Keluang 2, also in Phase 4
  • The new plant: president and chief operating officer R. Erik Miller said the company was "extremely proud of this new facility" and thanked the Penang team for serving customers through the move and the conversion of the building

Who KYZEN is

  • Business: cleaning chemicals and process-control products for electronics assembly, advanced semiconductor packaging and metal parts, sold under names such as AQUANOX and MICRONOX. The company says it was founded more than 35 years ago
  • Leaders: co-founders Kyle Doyel (chief executive and chairman) and Dr Mike Bixenman (chief technology officer). Miller became president and COO in August 2026, when KYZEN said it was making moves to reshape its physical presence. KJ Lee is general manager for Asia
