Why Sungai Bakap
Sungai Bakap & Valdor Industrial Area — Penang
Sungai Bakap is a small town in Seberang Perai Selatan (postcode 14200), south of Simpang Ampat and east of Batu Kawan on the Penang mainland. For industrial property the name covers more than the town: it takes in the Valdor industrial area (Kawasan Perindustrian or Kawasan Perusahaan Valdor), built on the old Val d'Or estate, a 19th-century sugar-cane plantation whose French name means 'valley of gold'. Titles here are in Mukim 12, Seberang Perai Selatan, and addresses read Sungai Bakap or Sungai Jawi interchangeably. The key difference from Batu Kawan Industrial Park next door is ownership: Batu Kawan is PDC land, where a factory cannot be sold or let without PDC's consent, while Sungai Bakap and Valdor are private, mostly freehold land, so owners deal directly with buyers and tenants.
The area is a patchwork of estates rather than one park. The older Valdor industrial area runs along Jalan Perindustrian Valdor and Jalan Nafiri, with SME factories, warehouses and the Nafiri @ Valdor scheme; Handerson Industrial Park, 109 semi-detached factories on 33 acres, was launched in 1993 and completed in 1996. Newer gated light-industrial parks have followed: A-Park by Ancubic Industries, 50 semi-detached and detached factories on Jalan Perindustrian Valdor; Sungai Bakap Industrial Park by Juwanas, 20 freehold units of 12,000 to 16,000 sq ft beside the North–South Expressway's Sungai Bakap R&R; Baong Industrial Park, freehold light-industrial plots from 42,075 sq ft; and VDI Industrial Park, 13 freehold detached factories completed in 2026 beside the expressway. Dutamas Warisan has also proposed 53 units on 22 acres off Jalan Nafiri.
Logistics has become the headline. Jabil's Intelligent Logistics Hub — 416,572 sq ft with 52,300 pallet positions and 160 robots, built for Jabil by PTT Synergy on 18 acres in Sungai Bakap — opened in July 2026, and CapitaLand Malaysia Trust owns the 344,429 sq ft Valdor Logistics Hub on 12.6 acres, fully committed. The wider occupier base is SME manufacturing — chemicals, sealants, food, engineering and warehousing. The North–South Expressway runs alongside, with the Jawi (Exit 156) and Bukit Tambun (Exit 158) interchanges joined to the area by Federal Route 1; Batu Kawan Industrial Park is about five minutes away and the Second Penang Bridge about ten, putting the island and Penang International Airport roughly 30 to 40 minutes out.
Market Position
Sungai Bakap and Valdor are the freehold, no-PDC-consent side of the Batu Kawan corridor, and that flexibility is what buyers pay for. Large parcels have been climbing fast: PTT Synergy paid about RM90 per square foot for 18 acres here in 2023 and agreed RM148 per square foot for 9.7 acres in Mukim 12 in September 2026 — roughly 18% a year. Ready-built factories are priced well above land: new light-industrial units of 12,000 – 16,000 sq ft were launched at RM5.5 – 7.8 million, and smaller resale factories ask around RM675 per square foot on built-up.
Demand comes from three groups: multinationals and logistics operators who want big freehold sites near Batu Kawan without PDC's consent process (Jabil, CapitaLand), investors building detached factories to let to them, and SMEs moving out of older estates. New detached factories here ask rents of roughly RM 2.80 – 3.80 per square foot on built-up, above most of Seberang Perai Tengah, while older SME units let for about RM 2.00 – 3.00. The trade-off is that the area is a mix of estates of different ages, so road widths, power supply and neighbouring uses vary from street to street.

Frequently asked questions
Where is Sungai Bakap, and is Valdor the same place?
Sungai Bakap is a town in Seberang Perai Selatan on the Penang mainland, south of Simpang Ampat and east of Batu Kawan, with postcode 14200. Valdor (from the old Val d'Or estate) lies between Simpang Ampat and Sungai Bakap, and its industrial area is usually addressed as Sungai Bakap or Sungai Jawi. For industrial property they are one market: the land titles are in Mukim 12, Seberang Perai Selatan, and agents use 'Valdor', 'Sungai Bakap' and 'Jawi' for the same streets.
Do I need PDC consent to buy or rent a factory in Sungai Bakap?
Generally no. Unlike Batu Kawan Industrial Park, which is Penang Development Corporation land with PDC's consent required for every sale or letting, Sungai Bakap and Valdor are privately owned estates, and listings here regularly advertise 'no PDC consent required'. Your activity still needs the usual approvals from the city council (MBSP) and the Department of Environment, and individual titles can carry their own conditions, so check the title before you sign.
Is land in Sungai Bakap freehold or leasehold?
Mostly freehold. The newer parks — A-Park, Sungai Bakap Industrial Park, Baong Industrial Park and VDI Industrial Park — are all freehold, as are the large parcels PTT Synergy and CapitaLand Malaysia Trust bought. Some titles carry restrictions in interest and some remaining land is still agricultural, so confirm the category of land use and any express conditions on the title.
What industrial estates and parks are in Sungai Bakap?
The older Valdor industrial area along Jalan Perindustrian Valdor and Jalan Nafiri; Handerson Industrial Park (109 semi-detached factories, completed 1996); and newer gated parks — A-Park by Ancubic Industries (50 units), Sungai Bakap Industrial Park by Juwanas (20 units beside the expressway R&R), Baong Industrial Park, and VDI Industrial Park (13 detached factories, completed 2026). Logistics hubs include Jabil's Intelligent Logistics Hub and CapitaLand Malaysia Trust's Valdor Logistics Hub.
What types of industry operate here?
Mostly light-to-medium industry and logistics: warehousing and distribution, chemicals and sealants, food processing, general and precision engineering, electronics and supporting industries. A-Park, for example, lists electronics, food processing, FMCG, logistics, engineering, semiconductors and data-centre or IT use as permitted activities. Because the estates sit close to villages and housing estates, heavy or polluting processes will find DOE buffer requirements hard to meet.
What infrastructure and specifications are available?
It varies by estate. Older SME units may have 100 A supply, while newer parks offer 150 – 200 A for semi-detached and detached units and 300 – 800 A for large detached factories at VDI Industrial Park. New parks are built with 50 – 55 ft roads, floor loading of about 1.5 – 2 tonnes per square metre and ceiling heights up to about 40 ft. Confirm power capacity with TNB and gas availability with Gas Malaysia for a specific lot.
How accessible is Sungai Bakap?
Very. The North–South Expressway runs alongside the area, with the Jawi (Exit 156) and Bukit Tambun (Exit 158) interchanges linked by Federal Route 1 and the Sungai Bakap R&R next to the newer parks. Batu Kawan Industrial Park is about five minutes away, the Second Penang Bridge about ten minutes, and Penang island and Penang International Airport roughly 30 to 40 minutes. Simpang Ampat's KTM Komuter station is a short drive north.
What amenities and labour are nearby?
Sungai Bakap town has a market, shops and Hospital Sungai Bakap, and schools including SMK Sungai Bakap and SMK Valdor. Simpang Ampat is a few minutes north, and Bandar Cassia and Batu Kawan — with IKEA, Design Village and new housing — are around 10 to 15 minutes away. Workers come from Sungai Bakap, Valdor, Sungai Jawi, Simpang Ampat, Nibong Tebal and Bandar Cassia, and from Kedah just across the state border.
How competitive is pricing and rental in Sungai Bakap?
Sungai Bakap is priced at a premium to most of Seberang Perai Tengah for new factories, because freehold land without PDC conditions is scarce this close to Batu Kawan. Prices depend on the estate, plot size, building age and power supply. Contact a local industrial agent for current market rates and available inventory. As at year 2026, large freehold parcels have changed hands at about RM 90 – 150 per square foot of land, with the most recent deal at RM 148 per square foot in September 2026. New light-industrial factories were launched at about RM 5.5 – 7.8 million for 12,000 – 16,000 sq ft built-up, and smaller resale factories ask around RM 675 per square foot on built-up. Asking rents are roughly RM 2.80 – 3.80 per square foot on built-up for new detached factories and RM 2.00 – 3.00 for older SME units.
