VDI Industrial Park is a freehold industrial park of 13 detached factories near Valdor & Batu Kawan, Seberang Perai Selatan, on the Penang mainland, completed in 2026. It sits beside the North–South Expressway, between Batu Kawan Industrial Park and Valdor, and no PDC consent is required.

Why does "no PDC consent required" matter?

Batu Kawan Industrial Park next door is PDC (Penang Development Corporation) land, and on PDC land a factory normally cannot be sold, leased or sub-let without PDC's prior written consent. PDC screens who may occupy it — usually approved manufacturers — and the application adds a wait to every deal. VDI Industrial Park is private freehold land with no PDC condition, so you deal directly with the owner. The usual council (MBSP) and DOE approvals for your activity still apply.

What factory sizes are there?

There are six detached designs, Types A to F, each on its own plot of more than 1 acre. Built-ups run from about 41,040 sq ft (Type D) to about 163,500 sq ft (Type C), each with a high-ceiling production hall and a two-storey office. Power supply is 300 to 800 amp depending on the type, production floors take 2 tonnes per square metre, and the ceiling height is about 40 ft. Where is it, and how do you get there?

The park is practically next door to the North–South Expressway (E1) at Batu Kawan, and a short drive from the Sultan Abdul Halim Muadzam Shah Bridge — the Penang Second Bridge — which crosses to Batu Maung, Bayan Lepas and Penang International Airport. Batu Kawan Industrial Park is one road away, close enough to walk, and Valdor Industrial Park is also nearby.

Who is VDI Industrial Park suited to?

Suppliers and service companies that need to sit close to their customers in Batu Kawan Industrial Park and Valdor; manufacturers and logistics operators that want quick access to the expressway and the Second Bridge; and businesses that would not qualify for PDC approval, or don't want to wait for it. As the factories are already built, they also suit companies that need a large building without building their own.
