Axis REIT (Bursa: 5106) owns 72 warehouses, factories and offices in six states. Every property with price and value, every deal, and who runs it.
- Axis REIT (Bursa: AXREIT, 5106), listed on 3 August 2005, owns 72 properties with about 15.8 million sq ft in six states: 37 in Selangor, 23 in Johor and 5 in Penang. Most are warehouses and factories.
- Since January 2024 it has completed RM974 million of purchases and agreed RM289 million more, mostly sale-and-leasebacks at starting yields of about 6.2% to 7.2%.
- 2025 was its best year: revenue RM365.0 million and a record payout of 10.55 sen a unit, with gearing at 32.4%.
- Co-founder Stephen Tew became Chairman on 6 July 2026; Leong Kit May has been chief executive since 2016.
Axis Real Estate Investment Trust (Axis-REIT; Bursa: AXREIT, 5106) owns warehouses, factories and offices and rents them to companies. It listed on Bursa Malaysia on 3 August 2005 with five buildings in Petaling Jaya and Shah Alam, and describes itself as Malaysia's first REIT. Since 11 December 2008 it has been an Islamic (Shariah-compliant) REIT.
As of October 2026 it owns 72 properties in six states: about 15.8 million sq ft of space on some 681 acres of land. Most are logistics warehouses and factories around Klang, Shah Alam and Johor; five are in Penang. It is still buying. Since January 2024 it has completed 12 purchases worth RM974 million and agreed four more worth RM289 million, most of them from owners who sell the building and rent it back.

- 8 and 11 Oct 2024 — Completes Amsteel Mills' Bukit Raja steel-bar plant (RM313 million, leased back to Amsteel) and the first Pulau Indah warehouse (RM110.1 million). Filing

One of these is worth knowing in full. Axis put Kayangan Depot in Shah Alam up for public tender in 2012, against a valuation of RM22.0 million. The winning bid, RM23.6 million, came from Exceptional Landmark Sdn Bhd, a company owned equally by its two founders, Dato' Abas Carl Gunnar and Stephen Tew. In 2014 Axis bought the same building back from Exceptional Landmark for RM52.5 million (valuation RM53.0 million) and renamed it Axis MRO Hub; it is now Axis Industrial Facility 1 @ Shah Alam. On floor area that is about RM149 per sq ft in 2012 and RM327 per sq ft in 2014. Both trades were filed as related-party transactions, and in 2014 the two founders stayed out of the board and unitholder votes.

Most of these are sale-and-leasebacks: the owner sells the building to Axis and stays on as the tenant, usually for five to fifteen years. Across these deals the starting yield sits in a narrow band of about 6.2% to 7.2%. The 20-year Temerloh hypermarket lease (8.4%) is the exception. Price per sq ft varies far more, from about RM250 for older factories to about RM550 for newer, smaller buildings, because Axis prices a building on its rent, not on its floor area.

2025 was a record year. Revenue rose 13.3% and net property income 14.3%, mainly from the properties bought in 2024, and the payout per unit rose from 9.27 sen to 10.55 sen. Axis paid out 99.8% of its distributable income.
In the first half of 2026 net property income was RM152.2 million, 2% lower than a year earlier, and the payout was 4.80 sen a unit (2.50 sen and 2.30 sen). At 30 June 2026 occupancy was 93% and gearing 33%. On 2 October 2026 the units closed at RM1.83, valuing Axis-REIT at about RM3.71 billion, 8% above its net asset value of RM1.69 a unit.
Who runs Axis REIT
The founders
Dato' Abas Carl Gunnar (Carl Gunnar Myhre), a Norwegian who ran Jotun Powder Coatings in Malaysia from 1985 to 1993, and Stephen Tew Peng Hwee, an estate agent who founded the agency Hectares & Stratas in 1992, began developing Crystal Plaza in Petaling Jaya in 1992 with other investors. They went on to build Axis Business Park, Axis Plaza and Menara Axis, which formed the core of the REIT when it listed in 2005.
Dato' George Stewart LaBrooy led the listing as executive director of the manager and became its chief executive about three years later. When he retired at the end of 2015, the REIT had 34 properties and more than RM2.14 billion of assets.
Board and management (October 2026)

Who owns it
- The manager, Axis REIT Managers Berhad, is wholly owned by Axis Capital Ventures Sdn Bhd. Filings have named Stephen Tew, Dato' Abas Carl Gunnar and Alex Lee Lao among its ultimate major shareholders.
- The units: at 31 December 2025 the largest holders were the Employees Provident Fund (19.4%), KWAP (8.1%, including holdings through its fund managers) and Lembaga Tabung Haji (6.5%). Alex Lee Lao held 60.1 million units and Stephen Tew 56.6 million. There were 12,438 unitholders.
Related-party deals
- Oct 2012: Wisma Academy Parcel (RM73.0 million) and The Annex (RM12.0 million), both in Petaling Jaya, bought from Academy Resources Sdn Bhd. The filing treats these as related-party deals.
- Dec 2012: Kayangan Depot sold to the founders' Exceptional Landmark for RM23.6 million.
- Dec 2014 to Mar 2015: Axis Shah Alam Distribution Centre 3 (RM183 million), Axis MRO Hub (RM52.5 million) and Axis Shah Alam Distribution Centre 2 (RM45 million), RM280.5 million in all, bought from companies in which Stephen Tew (and, for the MRO Hub, Dato' Abas Carl Gunnar) were directors and substantial shareholders.

Each price was set against an independent valuation. In 2014 the directors involved also stayed out of the board and unitholder votes.

- Units: 2,024,894,950 in issue. The retail price at listing was RM1.25 a unit, the same as RM0.625 after the two-for-one split completed on 9 September 2015.
- Goal: RM10 billion of assets by 2030, the manager's target.
