Developed by the Penang Development Corporation (PDC) since the 1990s, the area covers roughly 1,000 acres and today takes in Bukit Minyak Industrial Park, Taman IKS Bukit Minyak (light industrial units for SMEs) and the Penang Science Park — PDC's flagship high-tech park, which even has its own dedicated Food Zone for food manufacturers.
The area hosts a strong mix of multinational and local manufacturers. Names like Flex (Flextronics), Jabil, Amphenol, Advanced Energy, Polar Electro, UWC and Pensonic operate in Bukit Minyak Industrial Park, while Penang Science Park next door has drawn TTM Technologies, Ibiden Electronics, BYD Electronics and Continental. The main industries here are E&E and semiconductor supporting industries, electronics manufacturing services (EMS), precision engineering and automation, plastics, medical devices and food manufacturing.
Sitting in the middle of Penang's fastest-growing industrial corridor — Batu Kawan, Bukit Minyak and Simpang Ampat — the area offers mainland cost advantages with genuine connectivity: direct access to the North–South Expressway, both Penang bridges and Penang Port, plus a deep labour pool from the surrounding townships of Bukit Mertajam, Alma, Machang Bubok and Simpang Ampat.

Bukit Minyak is the established heart of mainland Penang's industrial market. Compared to island locations like Bayan Lepas, land and factories here are significantly more affordable, plots are larger, and — unlike the island — the area offers a mix of freehold and leasehold titles. Piped natural gas from Gas Malaysia's mainland distribution network is also available in parts of the area, something Bayan Lepas cannot offer.
Demand has stayed strong through the 2020s as the wave of investment into neighbouring Batu Kawan and Penang Science Park spills over. Recent entries include TTM Technologies' RM958 million PCB plant (opened 2024) and MEP Enviro Technology's RM100 million waste-recovery plant.
